Same town, same month, three numbers that do not agree with each other by tens of thousands of dollars.
That spread is not a data error. It is the actual story, and it matters more to a Cannon AFB family than any single number could, because their Basic Allowance for Housing is set against a countywide average that does not describe any specific house they will actually walk through.
Clovis is a small, thin market, and thin markets do something median prices in Dallas or Denver never have to do: they swing hard on a handful of closings. Redfin's own neighborhood-level data shows exactly how far that swing can go. Zoom into the Clovis Original neighborhood and the median sale price over the three months ending April 2026 was $35,000, down 74.2 percent from the year before. This is the neighborhood built around Colonial Park Golf Course, an 18-hole, par-72 course originally opened in 1964 as Chaparral Country Club and converted to public play in 2011. Homes here cluster near Mesa Elementary School, within walking distance for some listings, and recent inventory in the area has included newer dining options nearby. This is also the tier where Redfin's $230,000 median listing price shows up. A single BAH check at this address would come up short against a typical mortgage payment, which is exactly why a family shopping this neighborhood needs to know their allowance is being measured against the countywide figure, not the golf-course figure.
Starter-tier neighborhoods. Clovis Original and similarly modest, older sections of town are where BAH dollars go the furthest, and where the $35,000 to low six-figure range Redfin captured in early 2026 actually lives. These homes tend to need more from a buyer in inspection and repair budget, but they are the segment where the "your BAH goes further here than at higher cost-of-living bases" line, common in PCS guides, is genuinely true rather than aspirational.
Neither Portales to the south nor Melrose to the west should be ruled out either. Both are recognized off-base housing options for Cannon families, and both come with a longer commute in exchange for lower price tiers, a tradeoff worth running the numbers on before committing to a lease or an offer.
